The VA renovation loan combines your purchase loan and your renovation budget into a single product. The lender approves you based on the after-improved value of the home โ meaning they lend against what the home will be worth once the work is done, not what it's worth today.
You identify the property, get a contractor estimate, and the lender funds both the purchase and the renovation at closing. Renovation funds are held in escrow and released as work is completed and inspected.
The VA has minimum property requirements (MPRs). A standard VA loan will not go through on a home with a failing roof, broken HVAC, or significant structural issues. Those homes get rejected at appraisal โ and most veterans walk away.
With a VA renovation loan, those same homes become opportunities. You buy them below market value, finance the repairs, and move in after the work is done โ often with immediate equity built in.
Older Windcrest homes needing kitchens or baths. SA fixer-uppers with good bones. Estate sales in Terrell Hills or Alamo Heights. Properties with deferred maintenance that other buyers pass on because they assume they need cash. You don't.
| Feature | Standard VA Loan | VA Renovation Loan |
|---|---|---|
| Down payment | 0% | 0% |
| Works on fixer-uppers | No | Yes |
| Finance repairs | No | Yes, in the same loan |
| PMI | None | None |
| After-improved appraisal | No | Yes โ lends against future value |
| Requires approved contractor | No | Yes โ licensed, insured |
You'll need a licensed, insured contractor lined up before underwriting โ not after. The scope of work must be finalized, estimated, and approved. This adds 2-4 weeks to the process compared to a standard purchase.
Luxury upgrades and additions (adding square footage) are generally not eligible. The program covers repairs and updates, not major additions.
San Antonio has a large inventory of older homes in great neighborhoods that need work โ and most buyers skip them entirely because they assume they need cash for renovations. VA-eligible buyers who know about this program have access to those same homes with zero down and financed repairs. That is a significant competitive advantage in a market where inventory is tight and prices have risen.
The veterans who close on these deals often walk away with $30,000โ$80,000 in immediate equity because they bought a fixer at below-market price and financed the exact repairs needed to bring it to full value.
I work with VA-eligible buyers specifically and know which properties in San Antonio are good renovation loan candidates. If you have your certificate of eligibility and are open to a home that needs some work, let's talk.
